1000 Berlin 44: That was Neukölln’s previous postal code. It was also the address of the Geyer-Werke, the oldest film factory in Germany. In its buildings on Harzer Strasse, the company produced numerous major film classics from 1914 onwards, ensuring the rapid and successful development of the film industry with groundbreaking innovations.
With BUWOG SET 44, we are just as innovatively continuing to write this fabulous history – with a residential ensemble that blends almost seamlessly into the remaining elements of this fantastic former factory.

CLOSE-UP ON SUSTAINABILITY
Environmental friendliness and quality of life play a critical role in BUWOG SET 44. By supplying district heating from solar energy (solar thermal energy), all of the buildings fulfil the requirements for a KfW Efficiency House 55. The underground parking spaces are also electrically equipped so that wall boxes for e-mobility are already included.
As with the BUWOG SET 44 project, BUWOG focuses on environmental, economic and social sustainability in new construction. In the scope of this, the company pursues ambitious climate protection targets. BUWOG’s sustainability agenda extends across the vast range of the business in new construction. Sustainable mobility concepts are vetted, and energy optimisation and the expansion of renewable energies forms are promoted. Wherever possible and sensible, the rooftops of new BUWOG buildings are greened. This provides an additional habitat for native birds and insects, and rainwater can be returned to the natural water cycle through evaporation. Sustainable or recycled materials are also used wherever possible when selecting building materials. This secures local jobs and reduces CO2 emissions by shortening delivery routes.

HISTORY
IN THE TRADITION OF
THE DREAM FACTORY
The site on which the BUWOG SET 44 residential ensemble will stand is a location with a marvellous and – in the truest sense of the word – cinematic history. The listed building of the former Geyer-Werke, the most important film production company in Europe at the time, still stands today. Germany’s oldest film factory was located on Harzer Strasse from 1914 and remained there for a full 100 years until its ultimate closure in 2014.
In the 1920s, half of all of the films made in Europe were produced at the Geyer-Werke. In the 1970s, the Geyer-Werke became New German Cinema’s most important partner: Rainer Werner Fassbinder, Wim Wenders, Werner Herzog – they and numerous others had their films produced at the Geyer-Werke. The list of famous cinema films made here is extensive and includes glamorous titles such as “The Third Man”, “Sissi”, “Run Lola Run” and “The Lives of Others”.
Glamorous is the cue here, for that’s precisely what it’s all about now: BUWOG SET 44 is a worthy continuation of a great tradition.

The purchase of residential property as a capital investment is a sensible investment that can offer tax benefits. The tax authorities now allow buyers who rent out their home the option of declining balance depreciation.
A depreciation allowance of 5% can now be applied to the depreciable investment expenses incurred (or to the residual value in subsequent years). This sample calculation shows you how you can benefit from declining balance depreciation:
With € 400,000 in depreciable investment costs, the investor can write off
€ 20,000 (5% of € 400,000) for tax purposes in the first year; in the second year, € 19,000 is then depreciable (€ 400,000 less the € 20,000 from the first year = € 380,000 residual value; 5% thereof). Within five years of completion/acquisition of the property, the investor can thus claim around € 90,500 for tax purposes.
This noticeably increases the profitability of real estate investments.
As an investor, you retain maximum flexibility. You can switch to straight-line depreciation at any time if this is more favorable for tax purposes in your individual situation. This allows you to optimally adjust your depreciation over the entire useful life of the property.
What requirements must be met?
- The declining balance depreciation only applies to apartments,
- the purchase must be made in the year of completion and the purchase contract must be concluded during the qualifying period (after 30.09.2023 and before 01.10.2029)
- the property must be rented out and may not be used by the owner.
